Pre-Listing Inspection
A pre-listing inspection is performed for the Seller. Defects unknown to the seller often lead to long delays and additional negotiations of the real estate transaction. Accurate disclosure regarding the condition of the home will increase the likelihood of a successful close of escrow.

Buyer's Home Inspection
A Buyer's Home Inspection is performed for the potential buyer. A systematic and thorough examination of all the homes systems and components may identify major defects before you buy. To minimize unpleasant surprises and unexpected difficulties you will want to learn as much about the home as possible. The home inspection will also give you important information on items that will need maintenance to keep them in good condition. Every home ages and wears differently and the buyer is best served by having a comprehensive inspection so you can make an informed decision.

11th Month Warranty Inspection
Most builders provide a one year warranty for new construction. Generally during this period of time the new owner develops a punch list of corrections for the builder to repair under the warranty coverage. Some defects will not be obvious to an untrained eye. It is prudent to have a professional home inspector perform a home warranty inspection and develop a list of items that you may have missed that need repairs by the builder. If these items were missed, the builder is not obligated to make repairs after the warranty has expired.
